ADA signs required in condos?

I am working on an estimate for a 28 floor condominium and am assuming that it needs to be ADA compliant but want to make sure. I dont see anywhere a designation for buildings that do not require ADA signage, is there one?

Private residences are exempt from ADA requirements. However, any portion of a residential building which is a place of commerce (e.g. a sales office or street level shop) or public accomodation (e.g. a recreation room, pool area, etc.) is subject to ADA requirements. Elevators also have ADA signage requirements. Elevator and stairwell signage is regulated by fire code requirements, which should be available through your local fire marshal. Some states, notably California, have additional ADA signage requirements for stairwells. State access requirements can be found at www.access-board.gov/links/statecodes.htm

In California, certain signs that are Title 24 compliant (therefore, ADA compliant) are required for condos. It partly depends on funding sources. Look at Title 24, Chapter 11A and even 11B for some housing. You can get that from http://www.dgs.dsa.ca.gov and look through the menus for the Reference Manual.
